What drives prices in 2026
Buenos Aires prices fell for several years before 2023 and have been recovering slowly since. Three factors matter most for foreign buyers.
- Dollar pricing: almost all residential sales are quoted and closed in US dollars, so peso inflation affects running costs more than purchase prices. See Argentina real estate prices in USD.
- Rental reform: the 2023 deregulation of residential leases brought more rental supply back to the market, which matters if you plan to rent out. See rental rules for foreign owners.
- Building age and expenses: older buildings in Recoleta or Palermo can look cheap per m² but carry higher monthly expenses (expensas) and repair obligations.
How to use these numbers
Use the per-m² figure to sanity-check an asking price, then adjust for floor, light, balcony, building amenities, age, and parking. Ask your broker or escribano for recent closing prices in the same building or block before you make an offer, and budget for closing costs on top.
