Buying Property in Argentina as a UK Citizen (2026 Guide)

British buyers can own Argentine property without residency. How the UK–Argentina tax treaty, SA106, foreign tax credit relief, and the new FIG regime apply.

Short answer

UK citizens can buy apartments and houses in Argentina without residency, on the same terms as other foreigners. On the UK side, a double taxation convention has been in force since 1997, Argentine rent is reported on the SA106 foreign pages, and since April 2025 new UK residents may use the four-year FIG regime instead of the old remittance basis.

Ownership rules in Argentina

British buyers face no special restrictions on urban property in Argentina. The purchase is handled by an escribano, usually priced in US dollars, and needs an Argentine tax ID (CUIT, which replaced the CDI for foreigners in March 2026). The full process is in the foreign buyer guide.

The UK–Argentina double taxation convention

The UK and Argentina signed a double taxation convention on January 3, 1996; it entered into force on August 1, 1997. Argentina taxes income from property located there, and the UK gives Foreign Tax Credit Relief for that Argentine tax against the UK tax on the same income.

Reporting Argentine rent to HMRC

UK residents report Argentine rental income on the SA106 Foreign supplementary pages of their Self Assessment return, converted to sterling. Foreign Tax Credit Relief for Argentine tax is claimed on the same pages (HMRC helpsheet HS263). How Argentina itself taxes rent paid to foreign owners is covered in rental rules for foreign owners.

The FIG regime since April 2025

From April 6, 2025 the remittance basis was abolished. It was replaced by the Foreign Income and Gains (FIG) regime: people who become UK resident after ten years of non-residence can claim full relief on foreign income and gains, including Argentine rent, for their first four UK tax years, without having to keep the money offshore.
